Reservation Terms and Conditions

4 seasons lodges Ustroń – effective as of 15 March 2026

1. General provisions

  1. These Terms and Conditions define the rules for making reservations for stays at 4 seasons lodges Ustroń, provided electronically by the Service Provider, namely: Usługi Sprzętem Budowlanym KARO Jarosław Kurasiewicz, Tax Identification Number (NIP): 6272550485, Statistical Number (REGON): 241315665, with its registered office in Świętochłowice, ul. Nastolatków 28/2, Poland.
  2. Making a reservation is equivalent to having read and accepted these Terms and Conditions as well as the Property Stay Regulations applicable at the Facility.
  3. Reservations may only be made by a person of legal age with full legal capacity.

2. Making reservations

  1. Reservations may be made via the website www.4seasonslodges.pl using the reservation form.
  2. In the reservation form, the Guest is obliged to provide true and accurate data, in particular: first name and surname, residential address, email address, and telephone number.
  3. The reservation includes the selected cottage, the stay dates, the number of persons using the Property, and the selected offer type (refundable / non-refundable).

3. Payment terms

  1. A deposit is required to confirm the reservation and must be paid within 48 hours from the moment the reservation is made.
  2. For reservations made 30 days or less before arrival, 100% of the reservation value is required as a deposit within 48 hours of booking.
  3. For reservations made more than 30 days before arrival, a deposit of 50% of the reservation value is required within 48 hours of booking, while the remaining amount must be paid no later than 30 days before arrival.
  4. Failure to make the payment within the required timeframe may result in cancellation of the reservation.
  5. Payments for reservations may be made by standard bank transfer in accordance with the information provided in the reservation form or via the electronic payment system Tpay, operated by Krajowy Integrator Płatności S.A. with its registered office in Poznań, Poland. In the case of electronic payment, the Guest is redirected to the payment operator’s system. Payment processing is carried out in accordance with the regulations of the payment operator.

4. Deposit

  1. The amount paid constitutes a deposit within the meaning of the provisions of the Polish Civil Code.
  2. The rules for deposit refunds in the event of cancellation are specified in Section 5 of these Terms and Conditions.

5. Modification or cancellation of reservation

  1. Changes to the reservation date are possible only upon prior agreement with the Owner and subject to availability of the Property.
  2. In the event of cancellation of the stay due to reasons attributable to the Guest, made 30 days or less before arrival, the paid deposit is non-refundable.
  3. In the event of cancellation of the stay due to reasons attributable to the Guest, made more than 30 days before arrival, the deposit is fully refundable.
  4. In the event of early departure from the Property by the Guest, the fee for the unused stay is non-refundable.
  5. In the event of a no-show on the arrival date, the reservation fee is non-refundable.

6. Cancellation of reservation by the Owner

  1. The Owner reserves the right to cancel a reservation in the event of unforeseen circumstances preventing the performance of the stay, in particular: failure or damage to installations or equipment at the Property, interruptions in utility supply, or force majeure events.
  2. In such cases, the Owner shall offer an alternative stay date or refund the Guest in full.

7. Personal data protection

  1. Guests’ personal data are processed solely for the purpose of handling reservations and managing stays at the Property.
  2. Detailed rules regarding personal data processing are set out in the Privacy Policy available on the Property’s website.

8. Complaints

  1. The Guest has the right to submit a complaint regarding the reservation process or the stay at the Property.
  2. As a condition for consideration of complaints relating to the stay, any objections must be reported during the stay, immediately after their occurrence, in order to enable the Owner to take corrective action. Failure to report irregularities during the stay may result in refusal to recognize the complaint.
  3. Complaints may be submitted: electronically to: 4seasons@op.pl or in writing to the registered address of the Service Provider
  4. A complaint should include: Guest’s full name, contact details, reservation number or stay dates, and description of the issue.
  5. Complaints must be submitted no later than 7 days after the end of the stay.
  6. The Owner shall review complaints within 14 calendar days of receipt.
  7. Submitting a complaint does not suspend the obligation to pay for the stay.
  8. The Owner’s liability is limited to the actual damage incurred, however not exceeding the value of the reservation.
  9. The Owner shall not be liable for inconveniences beyond its control, in particular: interruptions in utilities caused by external providers, internet disruptions, noise or disturbances resulting from external factors, or weather conditions.
  10. Complaints based solely on subjective feelings of the Guest do not constitute grounds for claims.
  11. The Guest shall be informed of the complaint decision via email or in writing.

9. Final provisions

  1. In matters not regulated herein, the provisions of Polish law shall apply, in particular the Polish Civil Code.
  2. Any disputes shall be resolved amicably, and in the absence of agreement, shall be subject to the jurisdiction of the court competent for the registered office of the Owner.

 

 

Property Stay Regulations

4 seasons lodges Ustroń – effective as of 15 March 2026

I. General provisions

  1. These Regulations define the rules for reservations, short-term rental, and use of the 4 seasons lodges Ustroń property, hereinafter referred to as the “Property”.
  2. Making a reservation is equivalent to having read and accepted these Regulations.
  3. Pursuant to Article 38 point 12 of the Polish Act of 30 May 2014 on Consumer Rights, in the case of accommodation services provided for a specific date, the consumer does not have the right to withdraw from a distance contract.
  4. The Property is rented on a per-day basis: the rental day begins at 2 P.M. on the day of arrival and ends at 11 A.M. on the day of departure. Any change to these hours is possible only upon prior agreement with the Owner.
  5. The maximum occupancy of the Property is 4 persons.
  6. Guests are obliged to use the Property in accordance with its intended purpose, applicable safety regulations, fire protection rules, and principles of good neighbourliness.

II. Reservation and payments

  1. Reservations are made via the website www.4seasonslodges.pl using the reservation form.
  2. For reservations made 30 days or less before arrival, confirmation requires payment of 100% of the reservation value as a deposit within 48 hours of booking.
  3. For reservations made more than 30 days before arrival, a deposit of 50% of the reservation value must be paid within 48 hours of booking, while the remaining amount must be paid no later than 30 days before arrival.
  4. In the event of cancellation of the stay due to reasons attributable to the Guest, made 30 days or less before arrival, the paid deposit is non-refundable.
  5. In the event of cancellation of the stay due to reasons attributable to the Guest, made more than 30 days before arrival, the paid deposit is fully refundable.
  6. Modification of the stay date is possible only upon agreement with the Owner and is subject to availability of the Property.
  7. The price of the stay includes access to the SPA zone for 2 hours per each commenced day of stay.
  8. The Owner shall not be liable for non-performance or improper performance of services resulting from force majeure events, including but not limited to extreme weather conditions or failures of public infrastructure.
  9. In the event of unforeseen circumstances preventing the execution of the reservation, the Owner shall offer a new stay date or refund the amount paid.
  10. In case of early departure from the Property for reasons not attributable to the Owner, the fee for the unused stay is non-refundable.
  11. In the event of loss of keys to the cottage, gate remote control, or SPA access card, the Guest is obliged to pay a replacement fee of PLN 400 directly to the Owner on site in cash, via BLIK, or instant bank transfer.

III. Check-in and Guest obligations

  1. Check-in is carried out in a contactless manner. Access details are sent to Guests by email no later than one day before arrival.
  2. Quiet hours are observed on the premises from 10:00 p.m. to 8:00 a.m.
  3. Only persons registered during the reservation may stay at the Property.
  4. The Property may be used exclusively for tourism and leisure purposes.
  5. Guests are obliged to immediately report any defects or irregularities to the Owner.
  6. Guests are financially liable for any damage caused to the Property by themselves or accompanying persons.
  7. Subletting or making the Property available to third parties without the Owner’s consent is prohibited.
  8. The Owner shall not be responsible for any belongings left by Guests at the Property, including loss of money, valuables, or personal items.
  9. Children under 18 years of age may stay on the Property only under constant supervision of adults.

IV. Rules of use of the Property

  1. The Property is monitored by video surveillance for safety and protection purposes, in accordance with applicable data protection regulations.
  2. A parking area is available for Guests. The Owner is not responsible for vehicles left on the premises.
  3. Use of the SPA area is at the Guests’ own risk and must comply with safety rules and instructions available on site. Children may use the SPA only under adult supervision.
  4. The Property is intended for quiet recreation. Organising loud parties or events disturbing other guests or neighbours is not permitted.
  5. Smoking is allowed only outdoors in designated areas.
  6. For safety reasons, the following are strictly prohibited: use of open fire outside designated areas, bringing flammable or hazardous materials, and using electrical devices not belonging to the Property equipment.
  7. In the event of a fire alarm triggered due to Guest fault, the Guest shall bear the cost of any emergency services intervention.
  8. Guests are obliged to use the Property in accordance with its intended purpose and to leave it in an unchanged condition.
  9. In case of serious violation of these Regulations or disturbance of order, the Owner has the right to terminate the stay with immediate effect without refund of unused nights.
  10. In situations posing a threat to safety of persons or property, the Owner has the right to enter the Property.

V. Final provisions

  1. The Owner reserves the right to amend these Regulations. Amendments shall take effect upon publication on the website.
  2. In matters not regulated herein, Polish law shall apply, in particular the Civil Code.
  3. Any disputes shall be resolved amicably, and in the absence of agreement, shall be subject to the jurisdiction of the court competent for the Owner’s registered office.

 

SPA Usage Regulations

4 seasons lodges Ustroń

§1 General provisions

  1. The SPA area is an integral part of the Property and is intended exclusively for Guests using the accommodation services of the Property.
  2. Use of the SPA area is equivalent to having read and fully accepted these Regulations.
  3. Use of the SPA area is entirely at the users’ own risk.
  4. The Owner does not provide constant lifeguard or supervisory services.
  5. Guests using the SPA area are obliged to exercise particular caution and comply with all safety rules.

§2 Booking and access rules

  1. The SPA area is available exclusively to Guests on a private-session basis, meaning that at any given time it is used only by Guests of one cottage.
  2. Each cottage is entitled to 2 hours of SPA access per each commenced day of stay, included in the accommodation price.
  3. Use of the SPA area requires prior reservation of a time slot.
  4. Guests may book a 2-hour SPA session between 09:00 a.m. and 09:00 p.m.
  5. The selected time slot must be booked by email at least 24 hours in advance.
  6. If Guests start the session later than the reserved time, the end time remains unchanged in accordance with the booked time slot.
  7. Time slots are allocated on a first-come, first-served basis. Early booking is recommended to ensure availability of preferred times.
  8. In the absence of prior reservation, the Owner does not guarantee availability of any specific time slot.

§3 Additional SPA sessions

  1. It is possible to extend a booked SPA session by 1 hour or purchase an additional SPA session within the same day of stay, subject to availability.
  2. The cost of extending a SPA session by 1 hour is PLN 150. The cost of purchasing an additional 2-hour SPA session is PLN 250 per session.
  3. Requests for extension or additional sessions must be submitted in advance to the Owner, and implementation is possible only if availability allows.

§4 Access to the SPA area

  1. Entry to the SPA area is granted via an access card provided by the Owner.
  2. The access card is active for the entire duration of the session and for 15 minutes after its end.
  3. Guests are obliged to leave the SPA area before the expiry of the card’s active period.
  4. The access card must be stored in a manner preventing loss or damage.
  5. In case of loss or damage, the Guest is obliged to immediately inform the Owner.

§5 User responsibility

  1. Use of the SPA area confirms that the Guest has no medical contraindications for the use of facilities such as sauna, jacuzzi, or salt inhalation tower.
  2. Jacuzzi water is regularly disinfected using chlorine-based agents to ensure hygiene standards. Guests with allergies or sensitivities must exercise caution.
  3. Guests must use sanitary facilities in the cottage before entering the SPA area.
  4. The Owner is not responsible for accidents resulting from non-compliance with these Regulations, medical contraindications, improper use of equipment, or lack of due care.
  5. The SPA floor may be slippery – caution is required at all times.
  6. Guests suffering from heart disease, hypertension, circulatory problems, pregnant women, and persons taking medication use the SPA entirely at their own risk.
  7. Use of the SPA area under the influence of alcohol or intoxicating substances is strictly prohibited.

§6 Minors

  1. Persons under 18 years of age may use the SPA area only under constant supervision of a legal guardian.
  2. The guardian bears full responsibility for the safety of minors.

§7 Rules for use of equipment

  1. Guests must shower before entering the jacuzzi or sauna.
  2. Non-slip pool footwear is mandatory in the SPA area and must be removed before entering the sauna or jacuzzi.
  3. The jacuzzi may only be used in swimwear.
  4. In the sauna, a towel must be placed under the entire body.
  5. Pouring substances other than clean water onto the sauna stove is strictly prohibited.
  6. To cool down after sauna use, Guests may use the “bucket shower” located in the shower area. It must be used carefully and in accordance with its intended purpose.
  7. The salt inhalation tower is intended exclusively for inhalation purposes.
  8. Recommended sauna session duration is 10–15 minutes per use.

§8 House rules and order

  1. Guests are obliged to maintain order, cleanliness, and respect for other users of the SPA area.
  2. The following are strictly prohibited within the SPA area: bringing glass, consuming food, smoking tobacco or e-cigarettes, and bringing private electrical devices.
  3. Any interference with technical installations is prohibited, in particular: sound and music control systems, air-conditioning system, salt tower installation, and the stretch ceiling structure above the jacuzzi.

§9 Material liability

  1. Guests bear full financial responsibility for any damage to SPA equipment or facilities caused by their fault.
  2. Any damage must be reported immediately to the Owner.
  3. The cost of repair or replacement of damaged equipment shall be borne by the Guest making the reservation.

§10 Final provisions

  1. The Owner reserves the right to refuse access to the SPA area to persons violating these Regulations.
  2. The Owner is not responsible for personal belongings left in the SPA area.
  3. In matters not regulated herein, the final decision rests with the Owner.

 

Sauna Regulations

4 seasons lodges Ustroń

1. Access to the sauna

  1. The sauna is available exclusively to Guests of the Property.
  2. Use of the sauna constitutes confirmation that the Guest has read and accepted all provisions of these Regulations.
  3. The sauna is operated as part of private SPA sessions reserved in advance in accordance with the SPA Usage Regulations.

2. Rules of use

  1. It is strictly prohibited to touch sauna stones during use.
  2. It is strictly prohibited to cover or place any objects (e.g. towels) on the sauna heater.
  3. Before entering the sauna, Guests must wash their body under the shower and dry it thoroughly.
  4. It is not recommended to use the sauna on an empty stomach or immediately after a heavy meal.
  5. The only permitted covering inside the sauna is a SPA towel, which must be placed under the entire body.
  6. Non-slip pool footwear must be left outside the sauna entrance.
  7. The use of jewellery (earrings, necklaces, bracelets, watches) as well as glasses and contact lenses is prohibited inside the sauna.
  8. A maximum of 4 persons may use the sauna simultaneously.
  9. Pouring water on the sauna heater is permitted exclusively using clean water.
  10. Each sauna session should not exceed 10–15 minutes.
  11. After each sauna session, Guests must cool down using the “bucket shower” or a standard shower, adjusting the water temperature individually.
  12. It is strictly prohibited to swing or interfere with the handle activating the bucket shower.
  13. During breaks and after sauna use, rest and proper hydration are strongly recommended.
  14. If there are any doubts regarding medical fitness to use the sauna, Guests should consult a physician.
  15. Only persons without health contraindications may use the sauna. The Owner shall not be liable for any health consequences resulting from sauna use.

3. Safety rules

  1. The sauna floor may be slippery; caution is required.
  2. Children under 18 years of age may use the sauna only under constant adult supervision.
  3. Only healthy persons or persons without medical contraindications may use the sauna.
  4. The sauna may not be used by persons suffering from skin conditions or other illnesses constituting contraindications, pregnant women, persons taking medication, or persons under the influence of alcohol or intoxicating substances.
  5. For safety reasons, the recommended temperature range in the sauna is 85–90°C.
  6. It is strictly prohibited to adjust the sauna control panel located next to the sauna. All settings are managed exclusively by the Owner.

4. Footwear and hygiene

Non-slip pool footwear is mandatory and must be removed before entering the sauna.

5. Liability

  1. Guests use the sauna at their own risk.
  2. The Owner is not responsible for accidents resulting from failure to comply with these Regulations.
  3. Guests are financially liable for any damage to the sauna resulting from improper use.

 

Jacuzzi Regulations

1. Access to the jacuzzi

  1. The jacuzzi is available exclusively to Guests of the Property.
  2. Use of the jacuzzi constitutes confirmation that the Guest has read and accepted all provisions of these Regulations.
  3. The jacuzzi is operated as part of private SPA sessions reserved in advance in accordance with the SPA Usage Regulations.

2. Rules of use

  1. Before entering the jacuzzi, Guests must wash their body under the shower and thoroughly rinse off any bathing products.
  2. No creams, lotions, oils, or makeup may be used prior to using the jacuzzi.
  3. The jacuzzi may only be used in swimwear.
  4. The duration of use must be adjusted to individual health capabilities.
  5. Jacuzzi water is regularly disinfected using chlorine-based agents to ensure proper hygiene standards. Guests with allergies or sensitivities must exercise caution.
  6. Only persons without medical contraindications may use the jacuzzi. The Owner shall not be responsible for any health consequences resulting from jacuzzi use.
  7. It is strictly prohibited to add any chemical substances to the jacuzzi water (including shampoo, soap, bath oils, bath salts, etc.), as this may cause damage to the equipment.
  8. To activate the massage jets, the button marked with a water stream symbol (No. 1) must be used. Massage intensity is regulated using the knobs located on the edge of the tub. The largest knob directs the full power of the jets to selected areas. Smaller knobs control intensity at specific positions. The massage function switches off automatically after 20 minutes.
  9. To turn the lighting on or off, the button marked with a sun symbol must be used.
  10. It is strictly prohibited to unscrew, remove, or interfere with any structural elements of the jacuzzi, as this may result in permanent damage.
  11. It is strictly prohibited to insert fingers or any objects into the jets or openings of the jacuzzi.
  12. Bringing and consuming food or beverages in the jacuzzi is prohibited.
  13. Children under 18 years of age may use the jacuzzi only under constant adult supervision.

3. Safety rules

  1. The jacuzzi area floor may be slippery; caution is required.
  2. Use of the jacuzzi is at the Guest’s own risk.
  3. Persons under the influence of alcohol or intoxicating substances are strictly prohibited from using the jacuzzi.

4. Footwear and hygiene

Non-slip pool footwear is mandatory and must be removed before entering the jacuzzi.

5. Liability

  1. Guests use the jacuzzi at their own risk.
  2. The Owner is not responsible for accidents resulting from failure to comply with these Regulations.
  3. Guests are financially responsible for any damage caused by improper use of the jacuzzi.

 

Salt Inhalation Tower Regulations

4 seasons lodges Ustroń

1. Access to the salt inhalation tower

  1. The salt inhalation tower is available exclusively to Guests of the Property.
  2. Use of the salt inhalation tower constitutes confirmation that the Guest has read and accepted all provisions of these Regulations.
  3. The salt inhalation tower is operated as part of private SPA sessions reserved in advance in accordance with the SPA Usage Regulations.

2. Rules of use

  1. The salt inhalation tower is intended exclusively for salt aerosol inhalation.
  2. The duration of use must be adjusted to individual health capabilities.
  3. It is strictly prohibited to add any chemical substances to the salt inhalation tower, as this may result in damage to the equipment.
  4. Children under 18 years of age may use the salt inhalation tower only under constant adult supervision.
  5. To activate the salt inhalation tower, the switch located on the wall to the left above the unit must be pressed. The device will operate for a 20-minute session. To start another session, the activation process must be repeated.

3. Safety rules

  1. The salt inhalation tower area floor may be slippery; caution is required at all times.
  2. Only persons without medical contraindications may use the salt inhalation tower. The Owner shall not be liable for any health consequences resulting from the use of the salt inhalation tower.
  3. Persons under the influence of alcohol or intoxicating substances are strictly prohibited from using the facility.

4. Footwear and hygiene

Non-slip pool footwear is mandatory when using the SPA area.

5. Liability

  1. Guests use the salt inhalation tower at their own risk.
  2. The Owner is not responsible for accidents resulting from failure to comply with these Regulations.
  3. Guests are financially liable for any damage caused by improper use of the equipment.

 

CCTV Surveillance Regulations

4 seasons lodges Ustroń
ul. Drozdów 30

1. Purpose of surveillance

Video surveillance is used to ensure the safety of persons staying on the premises, to protect property, and to prevent incidents that may affect order and security.

2. Data controller

The controller of the CCTV system and personal data is: Jarosław Kurasiewicz, conducting business activity under the name “Usługi Sprzętem Budowlanym KARO Jarosław Kurasiewicz” with its registered office in Świętochłowice, ul. Nastolatków 28/2, Poland.

3. Scope of surveillance

  1. The CCTV system covers selected external areas of the Property, in particular: the entrance gate, pedestrian gate, parking area, internal access road, entrances to the Property, and the entrance to the SPA area.
  2. Cameras are installed on building façades and in external areas of the Property.

4. Privacy protection

  1. The CCTV system does not cover areas intended for Guests’ private use.
  2. Cottages, gardens, terraces, and the interior of the SPA area are not subject to video surveillance.

5. Access to recordings

  1. Access to CCTV recordings is restricted to persons authorised by the Data Controller.
  2. Recordings may be disclosed only to authorised public authorities, in particular the Police, Prosecutor’s Office, or Courts, in accordance with applicable law.

6. Retention period

  1. CCTV recordings are stored for a period of up to 14 days, after which they are automatically deleted by overwriting.
  2. If recordings constitute evidence in proceedings, the retention period may be extended until the completion of such proceedings.

7. Personal data protection

CCTV recordings are processed in accordance with applicable data protection regulations, in particular Regulation (EU) 2016/679 of the European Parliament and of the Council (GDPR).

8. Rights of data subjects

Persons whose image has been recorded by the CCTV system have the right to access their data, request restriction of processing, object to processing, lodge a complaint with the President of the Personal Data Protection Office.

9. Information obligation

Information regarding the use of video surveillance is displayed at the entrance to the Property and made available in the form of these Regulations on the Property’s website.

10. Final provisions

These Regulations come into force on the date of publication and may be amended in accordance with applicable law.
